PROJECT MANAGER

The Superintendent is first and foremost responsible for managing and supervising every aspect of multiple commercial and new, ground up construction sites from project kickoff through final punch-list and closeout. Their on site duties are most important however, the ideal candidate will be able to communicate frequently and effectively with his Project Manager, the owner of the project, the architect, and any other stakeholders. The superintendent will directly supervise numerous teams of subcontractors. The Superintendent will be responsible for delivering the project on time, maintaining quality, safety and cost efficiency as well as developing and maintaining productive and trusted relationships with the client and related stakeholders.


Specific Job Responsibilities:

  • Responsible for the safety of the job site with the goal of a Zero Accident Project. This includes: safe storage of materials, equipment safety, and  the conduct of personnel and subcontractors 

  • Coordinate assigned work packages of subcontractors and oversee the scheduling, performance and (if necessary) training of project teams and subcontractors. Maintain subcontractor relationships and ongoing productive communication.

  • Hold subcontractors responsible for their schedules and tasks in order to drive the project forward and maintain quality, safety and budget

  • Be able to efficiently supervise multiple commercial and new construction projects often simultaneously.

  • Help develop, maintain and enforce a CPM (Critical Path Method) schedule with the Project Manager, ensuring that all project objectives and milestones are met.

  • Work with engineering, estimating, and planning to ensure work complies with the plans, specifications, and schedule, and ensure no scope gap or miss.

  • Assist in resolving construction problems (e.g. lack of productivity, work interfaces, etc.) as required.

  • Assist with project pursuits in evaluation of construction scope(s), assessing appropriate manpower and work sequencing.

  • Prepare daily job site plans to assure that requisite personnel, equipment and supplies are in place to ensure that the following days’ work will be conducted in a safe manner with minimal wasted effort.

  • Maintain a meticulous job site in terms of quality control, cleanliness, logs, and security. 

  • Support close-out process.

  • Provide timely updates to Project Team and Stakeholders.

  • Complete all required reporting on company software for meetings such as OAC, Managements or forecasts.

  • Perform additional assignments per Project Manager's direction.

Minimum Education/Experience Requirements:

  • A Minimum 3 years of experience as a Superintendent on commercial construction projects

  • Ability to implement and manage a project schedule, experience with the critical path method (CPM) would be a plus.

  • Possess working knowledge and experience with small to medium sized tenant improvement projects and shall have the ability to evaluate and compare alternatives for a variety of construction activities.

  • Ability and desire to train and mentor subordinate field staff.

  • Safety oriented OSHA 10/30 preferred.

  • Cost control, manpower planning and scheduling experience.

  • Leadership – able to lead a diverse, multi-faceted project team to achieve project goals.

  • Ability to develop and maintain outstanding relations with the team, the owner, labor and subcontractors.

  • Excellent record keeping skills and highly experienced in cloud computing and construction management software
